Viscomi Inspection Services offers a variety of inspection services to residential single family and multifamily home Buyers and Sellers. Our residential inspection types include:

• Standard Home Inspection - Our standard existing home inspection meets or exceeds the state requirements for home inspection. We examine the entire structure inside and out, we go on all walkable roofs, inside of any attics and crawlspaces, as well as testing and estimating remaining lifespan of the major appliances. We can give you the peace of mind you need on you home or investment property.
• New Construction Inspection - We offer up to three (3) stages of new construction inspections including a foundation inspection, pre-drywall inspection, and a final walkthrough inspection- which creates a punch list and photo summary of items you can deliver to your builder. We also tape mark cosmetic defects in paint or drywall, etc
• 11th Month Inspection aka "Builder's Warranty" Inspections - We offer an inspection report for newly built homes at the 11th month before their one (1) year warranty expires, to aid the buyers in submitting written and photographic evidence of defective items or issues needing repair that would be covered under builder's standard one year warranty.
• Pre-sale or Pre-listing Residential Home Inspections- This is something we offer that every Seller should consider! There are many benefits to having a presale inspection of your home prior to putting it up for sale on the market. It places you the Seller in control to either repair the items found in the inspection, or to disclose them as "considered within the listing price"- which gives you control from the unexpected Seller's inspector findings after an offer is accepted, allowing the potential Buyer to demand repair or or reduced pricing/compensation for these items, or to otherwise rescind and break the offer entirely. As the old saying goes..."Forewarned is forearmed"

Commercial Inspections - Due Diligence

Viscomi Inspection Services is proud to offer professional Property Condition Assessments or Commercial Inspections of all property types. We often customize the depth of inspection to suit our variety of clientele and we will adjust the inspection depth/cost to meet your specific needs/concerns or those of your lenders and/or investors. Of great importance to many of our commercial clients is our "cost to cure" estimate section of the report,  which gives the Buyer a breakdown of expected costs in order to repair/rectify any of the physical deficiencies reported, including costs to replace major appliances (i.e. boilers, heaters, furnaces, A/C condensers, Package units, etc) near or beyond their normal serviceable lifespan. or other costly components (i.e. roofing, concrete or asphalt, facade or brick/mortar, etc) in need of repair or attention. We have inspected various commercial property types including:

• Warehouse,
• Office buildings (or combination warehouse/office),
• Apartment buildings and their complexes,
• Retail buildings or Strip Malls
• Hotels and Motels,
• Industrial. Manufacturing or Special purpose,
• Senior housing
• Medical buildings/facilities

We will conduct observations of the entire structure site and grounds, structure, roof, building envelope, interior elements, and the mechanical and electrical systems of the subject property. Our property condition reports (PCR) are completed utilizing the baseline standard for commercial inspections and property condition assessments (PCA) from the American Society for Testing and Materials ASTM. 

Radon Test, Mold Test/ID, Asbestos Test, Pest/WDI Inspections

 Viscomi Inspection Services also offers a variety of additional testing/inspection services.

• Radon Testing- We are licensed by the Ohio Department of Health for radon testing in Ohio, and use only calibrated RadonEye Pro monitors for testing the EPA average radon levels in your property
• Mold Testing/Sampling - We are certified for mold sampling and use only accredited laboratories for our mold testing to identify mold genus/species and any possible toxicity
• Asbestos Testing- We use accredited labs for testing of asbestos in vermiculite insulation and other materials found in the property so you can decide on possible and costly abatement if needed
• WDI (aka termite or Pest) Inspection - We are licensed by the Ohio Department of Agriculture for WDI or "wood destroying insect" inspection aka termite inspection.

Draw Inspections for Construction Loans

 Viscomi Inspection Services offers professional "Lender's representative" services which monitor completion or progress benchmarks during a construction project for draw requests.

We have years of experience with multi-million dollar projects for hotels, warehouses and retail construction and we will gladly put that experience to use for you to ensure the completion of stated work at the site is assured for the required draw request. We use interior and exterior photos to back up site observations reported.
